EXP REALTY RIVIERA MAYA · Omar Chavez Rico · August 26, 2026

Did you know that the money you have accumulated for years in your Housing Subaccount is not a static fund, but rather the strategic capital that allows you to acquire your next property today? Many Mexicans postpone the decision to build an estate because they believe that cash savings are a non-negotiable requirement to start. However, the possibility of Buying Without a Down Payment with Infonavit Credit is a tangible reality that transforms the landscape for those seeking exclusivity and well-being. You do not need to deplete your capital to take this fundamental step towards a new beginning.

We understand that a lack of immediate liquidity and confusion about various financing schemes can generate uncertainty. It is natural to fear that the credit may be insufficient to acquire high-quality or well-located homes. Therefore, in this article, you will discover how to use your accumulated savings to access high-end developments without needing to disburse initial cash. We will explore the operation of the current T100 Model, the legal security that backs these transactions, and strategies to identify properties with high capital gains that will become your best long-term investment.

Is it possible to buy a property without a down payment with Infonavit?

Acquiring a high-level property without having to save hundreds of thousands of pesos for the initial payment is not a utopia. In the conventional real estate market, the initial outlay is often the main obstacle for many professionals; however, the Mexican system offers a strategic alternative. When we talk about Buying Without a Down Payment with Infonavit Credit, we refer to the technical ability to use the capital that already belongs to you and has grown steadily throughout your working career.

The National Workers' Housing Fund Institute (Infonavit) operates under a scheme where your accumulated savings not only serve as collateral but also as the financial engine of your investment. While a traditional banking institution would require immediate liquidity of between 10% and 20% of the property's value, this institute allows the balance in your Housing Subaccount to act as that first payment. 2026 is consolidating as a key year to execute this strategy, thanks to fixed interest rates ranging from 3.09% to 10.45%, highly competitive levels compared to commercial banking.

The Myth of the Cash Down Payment

There is a mistaken belief that buying a house always requires emptying your personal bank accounts. The reality is that, thanks to mandatory employer contributions of 5%, you have been automatically building an estate. Many buyers are unaware that this fund is, in essence, your down payment already made. By choosing to Buy Without a Down Payment with Infonavit Credit, you protect your personal liquidity. This allows you to keep your cash for other strategic purposes, such as customizing your new luxury apartment or making additional investments that strengthen your portfolio.

Basic Requirements for Beneficiaries in 2026

To take advantage of these facilities in August 2026, the process has been significantly simplified under new regulations. The fundamental criteria for qualifying are direct and transparent:

• Maintain a current employment relationship with active IMSS contributions for a minimum period of six consecutive months.
• Achieve the minimum score of 100 points required by the T100 Model, in effect since this year.
• Have a credit bureau history that, although not decisive for approval, does define the percentage of financing granted.

This regulatory framework seeks to eliminate entry barriers for those who desire security and profitability. It is an invitation to stop viewing credit as a debt and start seeing it as the tool that facilitates your ascent to a superior lifestyle.

How the Housing Subaccount savings work as an initial payment

To achieve Buying Without a Down Payment with Infonavit Credit, it is vital to understand that your Housing Subaccount is not a passive saving. It is a fund constituted by 5% of your integrated salary, contributed bimonthly by your employer. This capital generates competitive returns and becomes your seed capital at the moment of signing a purchase agreement. It is the resource that transforms a purchase intention into a real investment without compromising your personal savings.

In technical terms, we must distinguish between "gross credit" and "total acquisition amount." Gross credit is the figure the Institute lends you according to your payment capacity and age. However, by adding the accumulated balance in your subaccount, your real purchasing power significantly increases. When this combined sum covers the property's sale price, the need to disburse a cash down payment completely disappears. This financial mechanism is what allows thousands of professionals to access the real estate market immediately.

What happens to your savings at the time of purchase?

Upon finalizing the operation, the balance of your subaccount is transferred fully and directly to the seller or real estate developer. This financial movement is automatic and is recorded in the public deed. You can verify your exact amount by logging into the Mi Cuenta Infonavit portal, where you will find a detailed breakdown of your savings. It is the first essential step to buy a home with Infonavit credit with complete security and transparency.

In various schemes, these savings can also be used to cover deed expenses and notary fees. For workers with incomes below $9,985.43 Mexican pesos per month, these expenses are usually exempt under the 2026 regulations. In higher-value residential segments, the subaccount balance acts as a crucial financial buffer that protects your liquidity during the closing process.

Increasing Your Purchasing Power

If your goal is a high-end property, there are strategies to boost your budget. The "Unamos Créditos" (Join Credits) program allows two people, without the need for a marital bond, to combine their financial capacities to obtain financing that can exceed $5,870,000 MXN. This is an excellent option for partners or family members looking for a residence with higher capital gains and exclusive amenities.

A strategic advantage that many overlook is the destination of future employer contributions. Once the credit is acquired, that 5% that your company deposits is applied directly as a payment to the principal. This reduces your debt balance month by month, allowing you to settle your investment in a shorter period than projected. If you want a personalized projection of your purchasing power, you can consult with a specialized advisor here to design your asset strategy without errors.

Strategies to acquire luxury apartments with Infonavit support

Many investors mistakenly assume that institutional credits are limited to social interest housing. However, for high-income profiles, these tools become sophisticated financial levers to acquire high-value assets. The possibility of Buying Without a Down Payment with Infonavit Credit expands significantly when we explore products designed for the residential and residential plus market. You can use your work history as capital backing that traditional banking usually requires in liquid cash.

The Infonavit Total scheme is one of the most powerful avenues for this segment. Unlike traditional credit, this product allows you to maximize your credit capacity if you earn incomes above average market levels. As of August 2026, the maximum amount for an individual credit reaches $2,935,002.35 Mexican pesos. If we add this to the accumulated balance in your Housing Subaccount, the budget for your next investment is in ranges that allow access to exclusive developments with first-class amenities.

Cofinavit: The Key to the Residential Segment

The Cofinavit scheme stands out as the preferred option for those seeking properties exceeding three or four million pesos. In this model, a banking institution provides the largest percentage of financing, usually between 80% and 90%, while the Institute complements the amount using your accumulated savings. The benefit is twofold. On one hand, you achieve Buying Without a Down Payment with Infonavit Credit by covering that first payment with your subaccount; on the other, you access preferential commercial banking rates for the bulk of the debt.

From a tax perspective, this strategy is extremely efficient. The real interest paid to both the bank and the Institute are deductible on your annual tax return, representing an indirect return on capital each year. To qualify in 2026, requirements include a successful pre-qualification and credit approval from the chosen financial institution, ensuring your investor profile is solid and reliable.

Investment in Exclusive Apartments

To maximize your return on investment, the key lies in identifying real estate pre-sales with payment facilities. Acquiring at initial construction stages allows you to capture capital gains from day one, protecting your assets against inflation. By combining the terms of a pre-sale with the structure of an institutional credit, you secure assets in high-demand areas that guarantee sustained profitability.

Investing in luxury homes in residential areas through hybrid financing is a bold and calculated decision. The capital gains generated by the location and exclusivity of the development usually exceed the credit interest rate, meaning the property pays for itself over time. It is a transformation of your labor savings into a tangible and highly prestigious legacy.

Critical steps to process your credit without initial disbursements

Transforming your savings into a tangible real estate investment requires impeccable technical execution. The process for Buying Without a Down Payment with Infonavit Credit is a sequence of strategic decisions that guarantee your financial peace of mind. It is not simply about filling out forms, but about orchestrating a transaction where each document reinforces the security of your assets. To move forward with a firm step, it is essential to follow a critical path validated by experts in the sector.

The path to receiving your keys is summarized in five fundamental stages:

• Comprehensive Pre-qualification: Access to the official portal to determine the maximum credit amount, the balance of the Housing Subaccount, and the real purchasing power.
• Strategic Selection: Identification of a property that not only meets your lifestyle expectations but also respects the technical guidelines of the Institute.
• Appraisal and Technical Opinion: A certified expert must validate that the commercial value and structural conditions of the property support the investment.
• Legal File Management: Compilation of documents for the buyer, seller, and property under rigorous legal supervision.
• Formalization before a Notary: Signing of public deeds, where the transfer of property and the constitution of the mortgage guarantee are recorded.

The Importance of Accurate Pre-qualification

In August 2026, pre-qualification has evolved with the T100 Model. Now it is necessary to have a minimum of 100 points to be eligible. It is vital to correctly interpret the numbers the system provides. The amount you see includes the granted credit, but also the savings that replace the initial payment. A common mistake is to ignore the impact of the Credit Bureau. Although in 2026 having a history with setbacks does not prevent you from Buying Without a Down Payment with Infonavit Credit, it could reduce the financing percentage from 100% to 80% or 90%. Keeping your data updated, such as your RFC and CURP with biometric validation, will avoid unnecessary bureaucratic delays.

Property and Seller Validation

Legal certainty is the pillar of any successful investment. Before committing, you must verify that the property has a valid certificate of no encumbrances. In the case of pre-sales, the review must be even more thorough, ensuring that the developer has the construction permits and the legal structure to sell through institutional credits. Working with certified agents eliminates uncertainty and protects your capital against possible fraud or hidden defects in the documentation. Your focus should be on profitability and protecting your future.
