EXP REALTY RIVIERA MAYA · Riviera Collection Editorial · 23 min read · October 23, 2026
Investing in Playa del Carmen requires looking beyond a photograph of the sea. A property can be close to Fifth Avenue and still struggle to produce income after management fees, maintenance and vacant periods. Another property, away from the tourist corridor, may suit a family that needs schools, transportation and everyday services. The best location depends on who will use the home, what it costs to maintain and what alternatives will be available when it is time to sell.
This selection brings together ten neighborhoods and residential areas with different investment arguments: Playacar, Centro, Gonzalo Guerrero, Zazil-Ha, Luis Donaldo Colosio, Corasol, El Cielo, Selvamar, Real Ibiza and Ejidal. Not all are neighborhoods in an administrative sense. Some are residential subdivisions or private developments, and their marketing boundaries may differ from those suggested in a listing. The order is editorial: it combines verifiable services with an analysis of the possible uses of each location; it is not an official ranking of investment returns.
Research date: October 23, 2026. Restaurants, schools, club access and transportation services can change. The housing and occupancy data below refer to the geographic areas and periods identified; they do not replace a building's own results or automatically describe the performance of every neighborhood.
The municipal SHF housing price index shows a change of 9.96% in the second quarter of 2026 compared with the same quarter of 2025, while Quintana Roo records 9.80% and the national figure is 7.31%, according to the IIEG's presentation of SHF data. These are annual changes in the relevant housing index, not a measurement of the profit earned by every owner. They also do not establish that a house in Playacar or an apartment in Colosio appreciated by exactly that percentage. IIEG report on the SHF housing price index, second quarter of 2026.
For that reason, the answer to “how much did property values increase over the last twelve months?” is the same for all ten areas: no comparable public neighborhood-level series was verified that would support publishing a specific percentage. Valuing a property requires comparable transactions, equivalent characteristics and adjustments for physical condition, location and legal status. Changes in asking prices in listings are also different from changes in actual closing prices.
For accommodation, Situr-Q reports 71.27% hotel occupancy between January and July 2026, compared with 75.76% during the same period of 2025, a difference of 4.49 percentage points. The figure describes the reporting universe and destination covered by that report, rather than individual hotels or the ten neighborhoods. It can inform a less favorable demand scenario, but it cannot, on its own, determine an apartment's income. Situr-Q hotel occupancy data.
For short-term rentals, the AirDNA market reference consulted shows 58% occupancy in the twelve months ending in September 2026. Its market coverage and available-night methodology differ from the hotel records; this is not a neighborhood-by-neighborhood census limited to Airbnb. Directly comparing 58% with 71.27% without these qualifications would be misleading. Neither figure guarantees booked nights for a newly purchased property. AirDNA overview of Playa del Carmen short-term rentals.

An investment should withstand results that differ from the average: a lower nightly rate, more competition, unexpected repairs or an operator who secures fewer bookings. Before buying, request the property's income and expense history where one exists, distinguish nights blocked by the owner from nights with no demand, and check whether vacation rentals are permitted in the condominium. An appealing location helps; poorly structured operations can consume that advantage.
The map distinguishes downtown and coastal sectors, private developments in the north and residential areas to the west. Its markers provide orientation; they do not represent cadastral boundaries or guaranteed access. To evaluate a specific home, verify its address, the actual route to the beach and authorized entrances. A short straight-line distance can become a longer journey because of walls, controlled access or highway crossings.

Playacar is an option for buyers seeking personal use, family stays and a property within a planned environment. Its appeal goes beyond the beach: residential streets, hotels and physical separation from the commercial pace of Fifth Avenue also matter. Within the development, Phase I, Phase II and the various condominiums offer different experiences; they should not be valued as a uniform product.
Why consider it: a home with a practical layout, consistent maintenance and clear rules may suit families staying longer than a weekend visitor. The possibility of using it personally adds another motivation, although weeks reserved for the owner also reduce the inventory available to rent. The decision should begin with that realistic calendar.
For education, Colegio San Gabriel Campus Playacar is a local reference. For healthcare, Hospiten Riviera Maya, on Avenida Balamcanché, lists emergency and hospital services. For dining, Lara&Luca is a reference around Phase II. Centro Maya shopping center is opposite Playacar, across the federal highway: it is nearby, but it is not an internal amenity.
The main experiences include the coastal setting, residential walks and access toward the Fundadores area from the northern end. Public transportation should be assessed from each property's door: living within a development does not mean there is a convenient stop next to the house. The city's main universities require a separate journey.
What to check: regular and special assessments, permission to rent, roof and equipment maintenance, visitor policies and amenity access. Playacar's specific annual appreciation and neighborhood occupancy have not been verified through a comparable series; a property's documented history is more useful for decision-making than a general promise about the area.

Centro has an advantage that is easy to understand: it brings together experiences many travelers want to reach on foot. Fifth Avenue, Parque Fundadores and the area around the ferry pier form a recognizable tourist circuit. For a guest without a car, reducing the need for taxis can be just as important as having a rooftop pool. That convenience should be evaluated from the specific building, including returning at night and handling luggage.
Why consider it: it can fit a tourist accommodation or temporary-stay strategy when the apartment offers restful sleep, good connectivity and an easy arrival experience. However, being in Centro does not automatically make a small unit a good purchase. The acquisition price, immediate competition and building expenses determine how much of the rate collected ultimately becomes income for the owner.
The ADO Tourist Terminal connects with regional destinations and Cancún airport. Ultramar provides information on services to Cozumel from the maritime terminal. These connections support regional mobility; check schedules when traveling. For dining, Carboncitos, on Calle 4 Norte, is a reference for Mexican and Maya cuisine. Paseo del Carmen adds shopping options at the southern end.
Schools and everyday services are available in the urban center, but university campuses in the northwest and major hospitals are not internal amenities in every downtown sector. Walk the routes to a pharmacy, supermarket, laundry and medical care from the chosen address, rather than assuming that the label “Centro” resolves every need.
What to check: nighttime noise, ventilation, elevators, parking, loading and unloading, and the condition of common areas. A visit during a quiet period does not reveal what happens on a busy evening. No appreciation or occupancy percentage exclusive to Centro is published here because a comparable source at that geographic level was not verified.
Gonzalo Guerrero offers an intermediate strategy to investigate: proximity to restaurants and tourist activities alongside streets where residents continue their everyday routines. The experience changes between the Fifth Avenue corridor, inland avenues and sectors near Constituyentes. Here, choosing the right block can matter more than choosing a familiar neighborhood name for a listing.
Why consider it: a well-designed apartment can serve both a temporary visitor and a resident seeking nearby services. That flexibility is valuable when an owner needs to change rental models. Nevertheless, specific demand must be checked: a unit designed only to photograph well may have insufficient storage, a limited kitchen or inconveniences for someone living there for several months.
Dining options include Chez Céline, at Fifth Avenue and Calle 34, and 500 Gramos, in the corridor between Calles 34 and 38. These are notable examples, not a statistical ranking of the best restaurants. Quinta Alegría, near Constituyentes, adds shopping and commercial strolling. For families, Yits’atil lists its location on Calle 26 between Avenidas 20 and 25.
Inland avenues offer mobility options toward other parts of the city, but routes and schedules should be verified from the property. Public universities and most specialized hospital services require leaving the neighborhood; they should not be presented as internal infrastructure merely because they are in Playa del Carmen.
What to check: the difference between private floor area and shared amenities, noise exposure, actual parking availability and management costs. Compare buildings of similar age and equipment. The municipal housing index change is not a valuation of Gonzalo Guerrero and does not justify paying any asking price for its location.
Zazil-Ha combines the Calle 38 area, the CTM corridor and proximity to the sea. For someone wanting to spend time in Playa del Carmen, its appeal lies in building a routine around the beach, cafés and restaurants without depending entirely on large hotel complexes. Even so, advertising a property as “close to Coco Beach” does not demonstrate convenient access from every building.
Why consider it: the area can suit visitors who want more than a place to sleep between excursions: a usable kitchen, room to work and a home for several weeks. For that audience, internet quality, indoor quiet and laundry facilities may matter more than another decorative amenity. The analysis should compare the unit's functionality with the surrounding supply.
La Cueva del Chango, on Calle 38 between Fifth Avenue and the sea, is a dining reference in the area; the restaurant's website and channels can be used to check availability. Salento is another option around CTM. Proximity to the restaurant corridor does not remove the need to verify hours and current operations. Everyday shopping is spread between local businesses and establishments in other areas; not every building has a supermarket within a convenient walk.
For schools, investigate connections with the options in the urban center. No major university campus within Zazil-Ha was verified, and specialized hospital care requires travel. Anyone relying on public transportation should test the final stretch from the avenue to the door, especially in rain or when returning late.
What to check: damp, corrosion, waterproofing, air-conditioning maintenance and rules for using pools and rooftops. Being near the coast can create maintenance costs that do not appear in a sales projection. There is no verified Airbnb occupancy figure exclusive to Zazil-Ha that can be applied to every property.
Avenida Luis Donaldo Colosio, June 25, 2016. Adrián Cerón / Wikimedia Commons, CC BY-SA 4.0. Resized and converted to WebP; this adaptation retains the same license. A historical photograph, rather than a depiction of the neighborhood's condition in 2026.
Luis Donaldo Colosio attracts interest because of its sectors near the coast and an urban layout different from the established tourist center. The neighborhood includes very different situations: a property beside a commercial corridor is not directly comparable with another several streets inland. The neighborhood's name alone also does not describe the legal status of a particular plot.
Why consider it: opportunities may exist for buyers able to distinguish price, construction quality and legal documentation. The investment argument should not be “buy before everything goes up,” but rather identifying a property with a viable use, sufficient documentation and a specific advantage over alternatives. Where regularization is required, its costs and timing should be understood before committing funds.
Access points at Playa 72 and Playa 88 form part of the northern coast's appeal. Punta Esmeralda is around the northern end and Nicte-Ha; permanent access through a single entrance should not be assumed. The municipality published a rehabilitation tender in 2026, so check visiting conditions. For food, local businesses and options near CTM can broaden the experience, without attributing restaurants actually located in Zazil-Ha to Colosio.
Schools, basic healthcare and available transportation routes should be checked by address. Specialized hospitals, universities and larger shopping centers require travel beyond many sectors of the neighborhood. A visit should cover access streets and surrounding conditions, rather than only the property's frontage.
What to check: ownership, registration, background, liens and permits with professional assistance. INSUS maintains information about regularization in Luis Donaldo Colosio; this supports individual review, rather than a claim that all properties there are irregular. No neighborhood-level annual appreciation or occupancy series was verified.
Corasol, historically associated with the Grand Coral area, offers something different from an urban apartment. Its argument rests on the residential development, landscape and amenities connected with golf and the sea. For a particular buyer, that experience may justify choosing it over downtown; for another, the distance from everyday urban life may be inconvenient.
Why consider it: it makes sense to analyze Corasol when the intended user wants a resort experience and has the budget for its costs. The owner should understand exactly what is being purchased: private floor area, parking, access to services and obligations. Two units advertised as “Corasol” may carry different usage rights, so they should not be compared solely by bedroom count.
The development's website presents the 18-hole Gran Coyote Golf course and Costa Beach Club, alongside various residential offerings. Club dining and recreational services are subject to conditions and memberships that need confirmation. As a nearby alternative outside Corasol, La Marea, at Viceroy Riviera Maya, is in Xcalacoco; visiting a hotel restaurant may require a reservation and authorization.
Schools, universities, hospitals and shopping centers should not be assumed to be included in the development. A resident family needs to assess the complete routine of leaving and returning. Guests should be told how they will get around if they do not rent a car. Good internal access is different from convenient door-to-door public transportation.
What to check: delivered amenities versus announced projects, membership costs, rental restrictions and potential surrounding construction. A rendering is not proof of a completed service. Destination hotel occupancy and short-term rental averages do not determine how a specific luxury unit will perform.
El Cielo may appeal to people who prefer a residential experience and accept traveling to handle much of everyday life. Its location in the northern corridor provides alternatives to downtown's intensity, but assessment should start at each home: the development, entrances and relationship with Xcalacoco access points shape the actual experience.
Why consider it: a functional house or apartment may attract users who value space and a more domestic routine. The investment needs to match that audience. If marketed as tourist accommodation, explain precisely what can be reached on foot and what requires a taxi or car; inaccurate expectations often turn into reviews and additional service costs.
Xcalacoco and its hotel services are references in the surrounding area, not private amenities of El Cielo. La Marea can be mentioned as a nearby restaurant, always clarifying that it is inside Viceroy and outside the residential development. Do not promise an internal beach club, supermarket or shopping center without checking the specific project. An area's proximity to shopping does not replace the actual journey.
For families, Colegio Montessori in Selvamar is an option in another development that requires travel and an admissions inquiry. Universities, major hospitals and the city's shopping centers are also external services. This does not invalidate the location, but transportation, variable journey times and parking need to be included in the household or operating budget.
What to check: condominium management, road and common-area conditions, upkeep costs and guest rules. Visit the area when it rains and check actual internet connectivity. No percentage for value growth or hotel or Airbnb occupancy exclusive to El Cielo is assigned here because a comparable measurement was not verified.
Selvamar offers elements that allow an investment to be evaluated around the needs of a resident family. The master plan published by the development describes a central park of 40,000 square meters, sports areas, Colegio Montessori and services at the entrance. These features support an everyday-living proposition, although availability and usage conditions should be confirmed for each property.
Why consider it: a school and activities within the development can make daily routines more convenient for certain residents. The investment opportunity should be demonstrated through comparable homes and family rental demand, rather than by extrapolating tourist accommodation performance. A longer lease reduces turnover but may involve a different monthly rent and a different tenant-screening process.
The restaurant area at the entrance and Market Express cover some everyday needs. They are not equivalent to a large shopping center and do not eliminate the need to leave for other purchases. Xcalacoco beaches and restaurants are external references; access to them is not automatically included in a resident's rights. Included services and nearby services should be described separately.
Colegio Montessori Playa del Carmen published 2026 school activities linked with Selvamar. University education and specialized hospital care require travel. Public transportation should be assessed by considering the distance from the home to the exit and from there to a useful route, rather than simply proximity to the federal highway.
What to check: the rules of the individual condominium and the wider development, maintenance of natural areas, fees and the home's condition. Ask about planned work and repair reserves as well. Its family-oriented profile is an interpretation of its services; it is not a guarantee of occupancy or future appreciation.
Real Ibiza deserves analysis from the perspective of the city that lives and works year-round. Its argument is not about competing with a beachfront apartment, but about offering a useful home for residents who need shopping, education and connections to their activities. That difference should be reflected in both the purchase price and the rental model.
Why consider it: it may fit a residential strategy when the property offers ventilation, maintenance, secure access and manageable costs for its audience. This type of investment should examine affordability, lease duration and expenses between tenants. Using a downtown vacation rate to justify its profitability would create an incorrect comparison.
A verifiable advantage is the presence of Universidad Riviera, whose official address is on CTM between Flor del Ciruelo and Lilis, in Real Ibiza. It should not be confused with Universidad Tecnológica de la Riviera Maya, located outside the area in Paseos del Mayab. Connections with these educational centers can be studied as part of potential demand, but they do not prove that every home is guaranteed university tenants.
Plaza Las Américas is a nearby shopping reference in Nuevo Centro Urbano, rather than within Real Ibiza. Neighborhood shops and CTM complement everyday shopping and dining. Major hospital care requires leaving the area. Urban routes should be checked with the operator and tested during school and work hours, without assuming constant service frequencies.
What to check: stairways and common-area upkeep, outstanding debts, parking, neighbor relations and the property's condition at the end of a tenancy. Comparing similar buildings is more useful than a general Playa del Carmen average. No appreciation or short-term rental occupancy specific to Real Ibiza was verified.
Ejidal is a large, varied area. Its investment appeal may lie in housing, proximity to services and certain commercial activities, always subject to the property's permitted use. Describing the entire neighborhood as inexpensive, well-connected or uniform would be of little use: everyday journeys and surrounding conditions change from one sector to another.
Why consider it: a suitable property can meet the needs of permanent residents seeking a practical layout and access to work or school. Analysis should begin with specific demand and comparables in the same sector. The possibility of modifying or expanding a home requires checking permits and structural conditions; it should not be treated as an automatic gain.
Verifiable services include Colegio Inglés Playa, which publishes its address in Ejidal, and the General Hospital on Constituyentes. Costamed is around Ejido Sur. For dining, Alux, on Avenida Juárez, offers the distinctive experience of a restaurant in a cavern. Its presence is a specific attraction, not a measure of the entire neighborhood's property quality.
Centro Maya serves as a shopping reference for southern sectors, but the actual distance should be checked from the property. Transportation options run along urban corridors; a nearby route does not guarantee a direct journey to every destination. Universities in the northwest require travel and should be considered city services, rather than internal services available throughout Ejidal.
What to check: title and the plot's legal status, zoning, drainage, installations, noise and access during rain. The name “Ejidal” alone does not establish a property's current legal tenure. As in the other areas, comparable, verified public neighborhood-level appreciation and occupancy series are lacking.
| Goal | Areas to begin comparing | Decisive check |
|---|---|---|
| Tourist accommodation with urban life | Centro, Gonzalo Guerrero, Zazil-Ha | Rental rules, noise, expenses and competition in the building |
| Family use and a second home | Playacar, Selvamar, El Cielo | School, healthcare, transportation and maintenance routines |
| Golf and resort experience | Corasol | Delivered services, memberships and included rights |
| Residential leasing | Real Ibiza and sectors of Ejidal | Local demand, affordability and upkeep |
| Selective purchase with enhanced review | Sectors of Luis Donaldo Colosio | Ownership, permits and legally equivalent comparables |
The table suggests starting points, not exclusive uses. A home in Centro can accommodate a permanent resident, and one in Playacar can host visitors if its rules allow. The right decision emerges from the combination of property, buyer and operation. Changing strategy after purchasing may involve different furnishings, accepting a different rent or making alterations.
Imagine, solely as an exercise, an apartment with a total acquisition cost of 4,000,000 pesos and an average rate actually collected of 2,000 pesos per night. At 50% occupancy over a 365-day year, theoretical gross income would be 365,000 pesos. This is not a projection for any neighborhood, and it does not use the market average as a promise. It simply shows how an assumption becomes a calculation.
If operating expenses hypothetically equaled 35% of that income, with an additional 60,000 pesos in annual fixed costs not already included, 177,250 pesos would remain before financing, taxes and any other applicable items. Against the assumed outlay, that would be approximately 4.43%. Avoid counting an expense twice, and confirm what the management fee includes.
Using the same rate and cost assumptions, 40% occupancy would produce 292,000 pesos in gross income and 129,800 pesos before those additional items, around 3.25% of the total cost. At 60%, the figures would be 438,000 pesos gross and 224,700 pesos, approximately 5.62%. The difference explains why a small change in booked nights substantially affects the result. These figures are illustrative; they are not observed or recommended investment returns.
Repeat the exercise with a lower rate, extraordinary expenses, weeks of personal use and a residential rental alternative. For the latter, replace nights with months actually paid and incorporate vacancy, maintenance and collection costs. Operating returns should be analyzed separately from a possible gain on sale. Relying on future appreciation to repair insufficient cash flow increases dependence on an outcome that does not yet exist.
Once two or three areas have been selected, the useful next step is to compare specific properties using the same total budget. Include the price, acquisition expenses, furnishings and equipment, initial repairs and an operating reserve. Comparing only advertised prices can artificially favor a unit that requires substantial investment before it can be used.
All ten areas have arguments worth considering, but there is no universal winner. Centro and Zazil-Ha may work for buyers prioritizing the visitor's urban experience; Playacar and Selvamar provide reasons to study family use; Corasol requires understanding the resort product; Real Ibiza and Ejidal invite a closer look at residential demand; Colosio requires particularly careful selection. El Cielo calls for weighing space and daily routines against mobility. The best investment combines a verifiable property, complete costs and demand that can be demonstrated.
Methodology note: housing, hotel and short-term rental figures have different coverage and denominators. They are not attributed to the performance of the ten areas or presented as guarantees. Restaurant recommendations are an editorial selection; schools and hospitals are mentioned because their presence or location was verified, without constituting an assessment of quality. Photographs should identify the place shown and provide credit; maps offer orientation and do not replace legal or cadastral mapping.
